How do you prevent constant change orders during a remodel?

Neither do we.

Our design and preconstruction process is specifically structured to reduce unknowns before construction begins. By the time your project starts, most decisions have already been made and documented.

Of course, we can’t see inside your walls without X-ray vision. Occasionally we uncover something unexpected once construction begins.

The good news: we track our data carefully, and unexpected change orders average just 1.3% of total project cost on our projects, far below the industry average of around 12%.

Change orders on our projects typically happen for only two reasons:

• You decide to change something in the design
• We uncover something hidden inside the home that couldn’t have been known beforehand

And one important promise: we never issue change orders for something we simply forgot to include.

How will my contractor communicate with me during the remodeling process?

You shouldn’t have to.

Communication is one of the biggest frustrations homeowners experience during remodeling, so we built our process around solving it.

Every project has a dedicated project manager, and you receive daily updates about what’s happening on your project within our project management software.

You’ll always know:

• What was completed today

   

• What’s happening tomorrow

   

• If any decisions are needed from you

How do you minimize disruption during a home remodeling project?

Remodeling is intrusive, there’s no way around that. But there are ways to minimize disruption.

Some of the steps we take include:

Temporary insulated walls

These separate the construction area from your living space to reduce noise, dust, and debris. An added benefit is that it drastically improves privacy!

Strict jobsite cleanliness

We take this seriously enough that we grade our jobsites every two weeks.

Clear project schedules

You’ll always know what stage the project is in and when major milestones are coming up.

Remodeling may temporarily disrupt your home, but it should never feel chaotic.

How do you prevent common remodeling horror stories?

We hear them too. In fact, we built our entire process to prevent them.

Our goal is to deliver the anti-horror story remodeling experience.

Common frustrations we eliminate:

• Ballooning project costs: We work on a fixed price agreement and maintain a No Builder-Generated Change Order Policy. If we miss something, we take responsibility — not you.

• Poor communication: You receive daily project updates and consistent communication.

• Contractors who don’t show up: Your project schedule is clearly defined and milestones are tracked throughout the build.

• Quality concerns: Project managers take your project through a detailed quality control checklist at each phase.

• Contractors using your bathroom: Every project receives a temporary restroom on site before work begins!

Thanks to modern design technology, you don’t have to guess anymore.

Every project we design includes detailed 3D renderings that show exactly how your space will look before construction begins.

One of our favorite moments is placing the rendering next to the finished project and seeing how closely they match.

How do homeowners choose materials and finishes during a remodel?

That’s completely normal. Between the start of design and the beginning of construction, there can easily be hundreds (sometimes thousands) of decisions.

You won’t be making them alone.

Our interior designers guide you through the process by presenting curated selections that fit your home, your design goals, and your budget.

You can be as involved as you’d like. Some clients love reviewing every detail, while others prefer to trust our team to narrow the options.

Either way, we’ll make sure the process feels manageable.

How do you determine the cost of a remodeling project?

We agree, designing something first and figuring out the cost later doesn’t make sense to us.

That’s why we maintain a running budget throughout the entire design process.

From the very first design concept, we associate costs with the design so we can adjust along the way.

This allows us to:

• Keep the project aligned with your investment range

   

• Value engineer where necessary

   

• Sometimes even add features we initially thought might not fit the budget

The result is a design that is beautiful, realistic, and buildable.
